Services We Provide to Buyers:
· Represent our clients' best interests as they purchase a home or investment property
· Direct them to the best possible and reliable financing sources, if needed
· Assist buyers with their search for homes using the NWMLS, the source of all listing information
· Schedule and tour homes with our clients, sharing our knowledge and experience
· Help gather accurate information for any property on the market
· Recommend other professionals when appropriate
· Inform buyers of constantly changing real estate market conditions
· Complete a market analysis of properties they seriously consider making offers on
· Advise them of offer and negotiation strategies to maximize their leverage
· Explain the terms and write offers to purchase (the purchase and sale agreement)
· Develop rapport with the listing broker (who represents the seller), and explain the strengths and highlights of our clients' offer
· Negotiate the offer, inspection requests, the appraisal and anything else that may arise
· Coordinate the deposit of earnest money
· Attend the home inspection and other necessary inspections with our buyers
· Act as a mediator between our clients and the listing broker/seller
· Update our buyers of the progress of their transaction through closing
· Provide them with the keys to their new home or investment property
· Stay in touch after closing and remain a real estate resource
Services We Provide to Sellers:
· Represent our clients' best interests as they sell a home or investment property
· Help prepare a list of suggested repairs and staging, if necessary
· Recommend reputable repair professionals, if needed
· Prepare a comparative market analysis of the property and estimate net proceeds for our sellers
· Help determine the highest possible selling price for the home or investment property
· Guide and advise our sellers through the home selling process
· Advertise the property to ensure the greatest exposure to buyers
· Keep our sellers updated of market conditions and activity
· Present all offers and contract documents, and facilitate negotiations
· Closely monitor the sale's progress and keep our sellers informed
· Stay in touch after closing and remain a real estate resource
Marketing Services We Provide to Sellers:
· In addition to photos, upload a 360 degree / 3D Home Tour to the NWMLS, which will syndicate to RE/MAX and other websites
· Post a Listing Commercial on YouTube
· Display Property Flyers on the For Sale sign, as well as inside
· Install Directional Arrows where possible
· Mail "Just Listed" Postcards to at least 300 neighbors
· Hold Open Houses and provide detailed summaries of the visits
· Monitor keybox activity, follow-up with brokers that show the property and share their feedback if/when it's provided
