During This Session, We Will Cover the Following:


  • Initial Individualized Assessment: A detailed dialog of what you need to kickstart your journey into homeownership, focusing on your financial well-being, informal credit couseling if necessary, and setting achievable goals.
  • Credit Couseling/Preparation: It is advised to register to view & monitor your credit. We will be able to have an informal credit couseling discussion, based on the information you provide. While you don't need to bring a physical copy of your credit report, you should be aware of your credit score and any potential issues that may affect your mortgage application.
  • Mortgage Know-How: This is where the magic happens! On-Site/site or online pre-approval available! You will be able to get your mortgage questions answered, speak with an available loan officer, and discuss the pre-approval process, using language that's easy to follow.
  • Navigating the Market: Discussing local market factors and learning how to identify both opportunities and potential pitfalls.
  • Property Search Essentials: Discovering the key steps in finding the perfect property, with practical advice on conducting a quick yet thorough search.
  • Crafting the Offer: Mastering the art of creating an offer that grabs attention without undervaluing your worth, incorporating negotiation strategies and valuable insights.
  • Finalizing the Deal: Understanding the ins and outs of closing, including hidden expenses and how to prepare for the last phase of your homebuying journey.


To Start The Pre-Approval Process, Please Bring the Following:

**If All Documents Are'nt Avaialable, Don't Worry! A Link Directly To The Loan Officer Will Be Provided To Submit When Available**

  1. Identification: Bring a valid government-issued photo ID, such as a driver's license or passport, to verify your identity.
  2. Proof of Income: Provide recent pay stubs covering the past 30 days to demonstrate your current income. If you're self-employed or have additional sources of income, you may need to provide tax returns and/or profit and loss statements for the past two years.
  3. Employment Verification: Bring documentation to confirm your employment status, such as a letter from your employer or recent bank statements showing direct deposits.
  4. Additional Documentation: Depending on your specific situation, the lender may request additional documents, such as divorce decrees, child support payments, or proof of rental history. You will be able to submit these at a later date, directly to your loan officer.
