Course Description:
This course focuses on common issues discovered during new construction inspections. Agents will learn the different phases of new construction, and how a lot of building issues can be resolved before the home is completed by having a framing inspection. The students will learn the current Georgia requirements for builders and contractors, new building materials and safety concerns, new types of flashing, electrical safety, Hardiplank & new pressure treated wood, etc. The course touches on permissive codes vs. mandatory state codes and why some counties are different than others, and why inspectors should not quote code on resale homes. Agents will be tested on their knowledge about current codes in Georgia. Agents will also learn about code reinforcement and why it doesn't always take place. Agents will learn the difference between manufacturer's recommendations and codes, and why manufacturer's recommendations are an important part of building a home properly.
