About this event

Our Home Buyer education includes attending a workshop course, then scheduling an individual telephone or Zoom session with a HUD certified counselor before you make a contract offer.

Please do not register with CHAI if you plan to purchase a home in Baltimore County. Our Certificate is valid only for BALTIMORE CITY, MD ONLY.

Our Zoom Workshop certificate is accepted by the State of MD for all its programs and by Baltimore City Housing Incentive Programs.

You must complete each 3 hour Zoom session delivered over 2 nights from 5:30pm - 8:30pm each night, for a total of 6 hours in order to earn the workshop certificate.

Your Home Buyer education will review the following topics:

• Why use a Housing Counselor

• Rent vs. Own

• Credit and Budgeting

• Mortgage Pre-Approval, what is required

• Seller's Agent/Buyer's Agent

• Contract of Sale-making the offer/contingencies

• Home Inspections

• Mortgage Financing and Appraisals

• Settlement/Post Settlement Responsibilities

• Incentives -State-City-Private

CHAI is a nonprofit housing and community development organization serving northwest Baltimore City and adjacent Baltimore County neighborhoods in Pikesville. Through nearly four decades of community service, CHAI has forged deep connections with the goal of making northwest Baltimore a stronger, better community in which to live, learn, and grow older.

CHAI accomplishes this mission by:

  • Rehabilitating housing and providing supporting repair/weatherization services
  • Promoting homeownership, providing housing counseling and loans to assist in the purchase and upgrade of homes
  • Providing services to the most vulnerable populations in our neighborhoods
  • Developing and managing affordable senior living housing
  • Supporting neighborhood organizing and development
  • Working to strengthen area schools through community engagement

What We Do 

Since 1983, CHAI has:

  • Increased home ownership and economic stability in northwest Baltimore
  • Increased neighborhood safety and strengthened community associations and public schools through community organizing
  • Served the needs of low-income senior adults through the Senior Home Repair and Modification Program, Senior Friendly Neighborhoods, and Senior Community Engagement
  • Assisted hundreds of people every year to become homeowners and renovate and upgrade their homes through its Homeownership Services program
  • Produced or renovated 1,488 units of multi-family housing for low-income senior adults
  • Enabled hundreds of low-income senior adults to stay in their homes safely and affordably
  • Provided foreclosure counseling to approximately 130 homeowners annually
