Residential real estate has become more complex over the years as a result of laws enacted to protect consumers' welfare and they serve as a norm of conduct for real estate practitioners.

Although most of the laws are state statutes and cases, there are also federal laws that govern many areas of a real estate transaction.

The penalties for violations can be quite severe and you should be in the “know and now” as ignorance is not a defense in the court of law. Even if you win a case filed against you, it could cost you thousands of dollars in attorney's fees.

Rules, laws and regulations act as a guideline as to what is accepted in dealing with the general public. Without it there would be conflicts. So, when in doubt how to proceed in a real estate transaction regarding law ask a professional!
