<h3>In this <strong>Peak Market Watch</strong> episode, <strong>Anna Kelley</strong>, Principal and Founder of <a href="https://greaterpurposecapital.com/" target="_blank" data-msys-clicktrack="0" rel="nofollow noopener noreferrer">Greater Purpose Capital</a>, shares how she achieved financial freedom and retire from her W2 job at the age of 44.</h3><h3><strong>Here are some of the highlights in this episode:</strong></h3><ul><li>The Great Recession in 2008 and 2009 and the impact on AIG (Anna&#x27;s current employer at that time) created a big &quot;aha&quot; moment: It wiped out her 401k, her husband&#x27;s business was also suffering, yet the tenants in her properties were still paying so they realized that buying more multifamily properties was the way forward to secure a secure financial future.</li><li>If you want to create true wealth with real estate, you must go in for the long run rather than taking a buy and flip approach (which is dangerous today). Be really wise with debt and anticipate a longer hold during which you can weather any storms.</li><li>Timing the market: While it is wise to be cautious, predicting when we hit bottom is extremely difficult. Better approach: Buy properties with fixed rate debt that can achieve positive cash flows even during a downturn.</li><li>Reminder: Location, location, location: Where you invest is more important to your real estate investing success than what happens to a real estate class at national level</li><li>Class C multifamily properties tend to suffer more than Class A and B during an economic downturn (flight to safety) - Avoid chasing yields by going into Class C in secondary and tertiary markets</li><li>Naturally, macro-level elements that impact investors in all markets are important to watch, especially the credit markets. Have debt so that you can sleep soundly at night…</li><li>What makes a successful operator?
