Join us for Strategic Ownership Strategies!
Thinking of buying a rental property?
Do you already own several?
Do you own them the right way to protect yourself?
Asset protection is the planning you do before you need it, structuring what your own so that a lawsuit, creditor or claim that you never saw coming can’t reach past one property and into everything else you have built.
Join us live online for a free class on the ownership structures available to you, the benefits and rules that come with each, and the practical steps to put real protection in place
What we will cover
- LLCs. Why and when to form one, single member versus multi member, what keeping the formalities actually requires (we will give you the checklist), and what happens if you get sued.
- Anonymous LLCs. How ownership privacy works, where it helps, and where it can backfire.
- Trusts. Revocable, irrevocable and land trusts in plain language, including the one most owners get wrong: a revocable trust protects you from probate, not from creditors.
- LLCs and trusts together. How the two layers combine, and why one is not a substitute for the other.
- Insurance. Umbrella coverage, how much is enough, and what to ask your carrier before you find out the hard way.
- Colorado short term rentals. License caps, waitlists and non transferable licenses in Summit County, Silverthorne and Breckenridge, plus the lodging and sales tax differences between short and long term.
- Transfer taxes and financing. What moving a property into an entity can trigger, and how the way you hold title affects your ability to get a loan.
- Selling and passing it on. How a sale changes depending on how you hold the property, 1031 exchanges into a DST, the primary residence exclusion, and getting property to your family without probate.
Who it is for
Anyone who owns property, or is about to. You do not need a portfolio to get something out of this. It is just as useful to someone with one home who has never heard why it might belong in a trust as it is to someone with six rentals in a single LLC wondering whether that is a problem.
It is. We will explain why.
Bring your questions
The best part of this class is always the questions. There is a box for yours on the registration form. We read them beforehand and build the night around what people actually want to know.
our presenters
Anne Skinner, The Skinner Team at Colorado Mountain Realty.
Matthew Meltzer, real estate attorney.
Peter May, 1031 exchange and DST specialist with DST Sherpa.
How to join
This is a live class on Google Meet. Register here and we will email you the link. You will also find it on your Eventbrite ticket page. There is nothing to download and you do not need a Google account. It runs right in your browser.
Also in The Strategies Series: Second Home Exit Strategies. Protect equity, reduce taxes, plan what comes next.
This class is educational. It is not legal, tax or investment advice, and attending does not create an attorney client relationship. Talk to your own attorney and CPA about your situation.
