Where at King Gillette Ranch is the theater???

Located in the auditorium on the King Gillette property, follow the road past the visitor's center, stay to the left, and then make a right towards the large white building. Look for the Secret Garden directional signs. There is no charge for parking.

Why are ticket sales "closed" and not available for sale?

All online ticket sales close 3 hours before showtime. There will be plenty of general admission seats, and perhaps some reserved seats (depending on availability) , available for sale at the door.
