Shaping & Adopting Form-Based Codes: Why Architects Should Engage
Event Information
About this Event
Presented by the Building Codes & Regulations Committee of AIA Detroit
Continuing Education will be provided.
Please join the Building Codes & Regulations Committee of AIA Detroit for a discussion of “Form-Based Codes” with Daniel Bollman AIA, Principal of east arbor architecture and Chair of the East Lansing Planning Commission. Dan will present highlights of East Lansing’s proposed form based code (PDF), which is currently out for review prior to adoption.
“Form-Based Codes” are a relatively new form of local zoning ordinance being considered for adoption by a number of Michigan communities. Form-Based Codes, which seek to create a safe and attractive public realm, are advocated for by The Form-Based Codes Institute (FBCI) as well as a number of national planning organizations. The meeting will include discussion of underlying form based codes concepts, purpose and sample requirements which may impact architects. The BCRC believes that architects should engage in the local processes of shaping and adopting Form-Based Codes, and this is a unique opportunity to learn about them.
ORIGINAL MESSAGE from EAST LANSING: The City of East Lansing is requesting the assistance of local architects, developers, residents and property owners in reviewing the current draft of the Avenue Form District form-based code.
The Avenue Form District is proposed for a select area along Michigan and Grand River avenues. If it is adopted, it will replace the current zoning within the proposed boundary with a form-based zoning code. The Avenue Form District generally represents the recommendations of the 2018 Master Plan to generate quality redevelopment with a pedestrian-oriented, transit-supportive environment in this designated area of East Lansing. An early draft of the document was developed through public input held in 2018 and it was further refined by a subcommittee of the Planning Commission. Additional public input will be held in spring 2021 after the East Lansing Planning Commission has completed its initial review and recommendation to the East Lansing City Council.
The City of East Lansing values input from community member and stakeholders who will be using this document. Input the City is seeking includes, but is not limited to:
- How easy are the regulations to understand?
- Is there conflicting or confusing language or definitions?
- Are there requirements that you feel will impede redevelopment?
- Do you have any other recommendations for improving the document?
The document can be viewed HERE . Please direct comments to Darcy Schmitt atdschmitt@cityofeastlansing.comby no later than December 29, 2020.
