Description:
This project is the second of two main phases. The proposed project includes the erection of (5) new apartment buildings, and (3) accessory buildings on the previously undeveloped lot located at 891 23rd St. NE in Salem, or. The lot is roughly 3.3 acres and is accessed on Franzen Street NE via an ingress & egress easement through phase 1 of the project. The easement provides access to D Street to the north, 23rd St NE to the East, and Center St. to the south. The topography is varied and there are several mature trees on the lot which will be preserved.
Buildings: 8 buildings are proposed, 5 of which are to be apartment Buildings. The apartment buildings will all be 3 stories in height, contain four single story apartments per floor, and will be "walk-up" units with exterior circulation.
There are two different apartment building types: Type 1 and Type 3. The trash and maintenance buildings will be small, single-story structures. The bike parking structure will be a simple open-air structure.
The project has an aspirational goal of 20% of the subcontracts to be awarded to MWESB and Veteran businesses.
