Industrial and logistics development was on a tear nationally from 2020-2023 but faced a number of headwinds through 2024 with the national vacancy rate reaching it’s highest point since 2015. The state of the Pittsburgh market, as usual, is a little bit more nuanced. While Pittsburgh does experience it’s version of the national trends, our development picture has involved a lot fewer big boxes with lots of truck docks, and a higher share of complex projects designed to meet specific manufacturing and local logistics needs.
