• Sponsorships and exhibition halls
• Sales pitches from the private REIT salesperson
• Hidden agendas and conflicts of interest
• Boring, long presentations
• High level lectures from “thought leaders”
• Monogrammed water bottles and other junk
• Showing off, posturing, and the usual virtue signaling crap
• Open bar
