When you buy a house, your expenses go far beyond the purchase price. Cost of ownership is a calculation of the direct and indirect expenses and benefits of a home purchase.
Costs include monies to acquire and then add reoccurring expenses you have to pay every month or year including property taxes, insurance premiums, utility bills, homeowners association fees, mortgage interest, and repair costs over the course of its lifetime. All of these expenses really add up over the long run.
I suggests recommending to your buyer to create a monthly budget and check these following expenses against their cash flow before they begin previewing and buying a home.
Let’s talk about:
- Household budget
 - Monthly positive cash flow
 - What are the hidden cost of home ownership?
 - 20 unexpected maintenance cost?
 - Does updating your home with energy efficiency retrofits save you money?
 - Is a home warranty worth buying?
 - Homeowners insurance – what it does not cover
 - New 2025 building and energy codes – am I grandfathered in?
 - Hiring the right contractor
 - Financing; Refinancing, second mortgages, financing repairs
 - Paying your mortgage! What is the difference of a billing date and a due date?
 - What to do when you are facing a financial hardship?

Bottom line: Prepare yourself. Home ownership costs are bearable -- people pay them every day -- as long as you know what's coming. You may even want to scale back the size of the home you're looking for in order to bring the whole package in line with your budget.
