Determining Market Value
To be of service to sellers, licensees must be able to advise sellers in setting listing prices that will attract the attention of potential buyers; otherwise, the seller will suffer from the inability to sell the property. An important component of “pricing the property” is the competitive market analysis (CMA).
A competitive market analysis (CMA) is a method of comparing similar properties to the subject property to estimate the probable sales price of the client's property and establish a list price.
This course will discuss, compare and contrast the sources of information available for a competitive market analysis: multiple listing services, professional reporting services, company records, courthouse records, and recently sold properties.
