The UN estimates that real estate operations and construction represent 39% of carbon emissions globally. Technologies exist which can help dramatically reduce that amount, but developers and real estate operators face significant regulatory and operational hurdles when trying to execute the plan. There is a lot of legislative and public support and incentives for sustainability, but what happens when someone actually tries to implement an upgrade?

We have assembled a group of developers and financiers who are working hard to implement sustainable upgrades. This panel will be helpful for investors, lenders, real estate operators, policymakers and people looking to learn more about implementation of sustainable strategies and the challenges they may face in execution.

Speaker Bios:

Isis Spinola-Schwartz, Chief Operating Officer, Forge Development Partners

Isis is a development executive with more than fifteen years of experience in real estate development, land use planning, and project and development management. Her extensive Real Estate experience includes operations and development management of more than sixty buildings in San Francisco for Veritas Real Estate Investments, one of San Francisco’s largest multi-family real estate development companies. More recently Isis worked on conversions of existing housing stock into LIHTC residential units, adding more than 600 dwelling units to the affordable housing stock in the San Francisco Bay Area.In addition to her experience in Real Estate, Isis is passionate about bringing innovative and sustainable solutions to the urban environment. She worked for the United Nations in the Sustainable Urban Planning offices in Vienna, Austria, and is a member of the Katerva Cities and Mobility Impact Panel, which helps evaluate and accelerate disruptive sustainable innovations from around the world.

Tim Gokhman, Managing Director, New Land Enterprises

David Karle, Vice President, Asset Management; Chief Sustainability Officer, RealtyMogul

David Karle is Chief Sustainability Officer and Vice President of Asset Management for LP Private Placements on the RealtyMogul platform and oversees over $250MM of current AUM. He has over 10 years of commercial real estate experience on both the debt and equity sides of investments across all asset classes. Prior to RealtyMogul, he worked for Mesa West Capital, where he underwrote over $500MM of bridge debt opportunities.

Chris Fraley, Chief Investment Officer, RealtyMogul

Chris is responsible for the oversight of the selection and ongoing asset management of real estate investment opportunities that are launched on the RealtyMogul platform. He is also an investor and advisor to Forge Development Partners, a California-based real estate developer focused on providing technologically advanced and sustainable essential housing. Prior to RealtyMogul, Chris was a Partner of Rockwood Capital, a real estate private equity firm with over $8 billion of assets under management. There he served on the Investment Committee of all outstanding funds and the Management Committee. He also serves on the Board of Directors of RealBlocks, a technology platform that connects advisors and investors to alternative investment managers as well as the Brookwood Group.

Owen Barrett: President, ZNE Capital

Owen is a Certified Energy Manager through the Association of Energy Engineers and a real estate developer. After 10 years in the clean tech industry, Owen recognized the path to successfully fighting climate change isn’t developing new technology, it’s rapidly deploying existing technology. The biggest barrier to implementation at scale is long sales cycles and poorly-informed decision makers. To speed things up, Owen decided to become the decision maker by purchasing the underlying real estate. Owen and ZNE Capital hope to acquire 10,000 apartment units by 2030 and make as many of them as close to zero net energy as possible.

Dr. Stephanie Gripne: Executive Director, Impact Finance Center

As Founder and Executive Director of Impact Finance Center (IFC), Stephanie is the creative force behind several social enterprises to accelerate the impact investing movement and move $1T in investment capital into social ventures doing well by doing good including the following: CO Impact Days, Impact Investing Institute, and Rocky Mountain Who’s Who & Impact Investing. Lauded by Forbes as “the Steve Jobs of impact investing”, Stephanie is continuously innovating IFC’s model, which serves as an accelerator for asset owners, by identifying, educating, and activating early adopter philanthropists and investors who want to become impact investors.
