What are your tools of impact and community development?

Accepted Answer

Our community development tools are: multi-family housing, single-family housing and ADUs; Our impact tools are: philanthropic co-investment, community advisor networks, community land trusts, pre-foreclosure strategies such as buyout & forgiveness, and equal opportunity practices.

How do you get relationships and deal flow?

Accepted Answer

We engage in close partnerships as Co-General Partners with local NGOs and developers as co-sponsors of the projects.  We also launch Community Advisor Networks (CMG CAN) in/from every property locale.

How do you deal with competition to get Section 8 eligible tenants?

Accepted Answer

The crisis is not in available tenants, but in affordable housing. We and our developers work with  placement agents that work with case workers at HUD.

Is it possible along-side housing, to consider things such as community gardening and other areas?

Accepted Answer

Absolutely, our team has decades of experience with conversion projects, such as farmland and community centers, which bring a new facet of value to a community.

Question 6

It seems like a lot hinges on the Section 8 contract. Can you talk about the program?

Accepted Answer

The buildings are not Section 8, but the units are Section 8 eligible, using 80% Area Median Income (AMI) rent levels in order to enable lower income tenants to apply for and receive Section 8 vouchers to cover rent for those higher-priced units.

How can you help with a community that does not care for impoverished communities?

Accepted Answer

The goal of the Opportunity Zone program is  to help boost investment in underserved areas via a "substantial improvement" requirement. Our Fund utilizes this to create sustainable communities, for middle and lower income tenants, that are higher quality housing than what is available there.

What are the current target investments?

Accepted Answer

Our current target investments are in Northern and South California, however these are still being underwritten, and so the main focus is the Fund offering and projects you care about in your communities.
