Session Overview:

This practical, two-track session equips real estate developers and small business owners with the financial tools and knowledge needed to prepare for funding. Whether you're working to finance a real estate project or expand your business, understanding how to clearly project revenue and organize financial records is critical. Participants will learn how to build and interpret financial models that support clear, data-driven funding conversations. Each track will explore cash flow projections, revenue planning, and the foundations of financial preparedness—offering step-by-step guidance to help secure capital and support long-term growth.


Track 1: Real Estate Development

  • Gain a clear understanding of a real estate proforma, including how to create and interpret revenue projections.
  • Understand development budgets, financing terms, and sources and uses of funds
  • Evaluate project feasibility and calculate DSCR (Debt Service Coverage Ratio)
  • Identify what lenders look for in a finance-ready development proposal

Track 2: Small Business

  • Review key financial documents: balance sheet, profit & loss statement, revenue mix, and cash flow
  • Learn how to use these tools to forecast business growth and prepare for funding
  • Understand the role of organized documentation such as bank statements and monthly reports
  • Apply the 5 C’s of Credit—Character, Capacity, Capital, Collateral, and Conditions—in funding preparation
