Transferring Property in Probate and Trust Estates

Description: How does a property going through probate affect the process of selling or buying real estate? Elizabeth D. Mitchell from Ambler & Keenan, LLC will review the different methods for transferring real estate in Colorado—operation of law, beneficiary deeds, probate, and trust administration. If you have had any issues with buying or selling probate owned by a trust or estate, this course approved for 2 hours of CE credit, will explain the impact of probate or trust administration on the sale contract and timeline, necessary additional documentation, changes to the closing process, and frequent mistakes and problems.

Benefits/Objective on why someone should attend: This is a great class for both experienced and new agents who are interested in dealing with property being sold from probates or from trusts. At some point, every realtor will come across a property that is being sold by a family after a loved one’s death. By understanding the process that the family is going through, a realtor will be able to effectively guide their client through the sale process and anticipate additional complications that will arise. On the buyer’s side, it is helpful for a realtor to know why there are additional requirements so that they can prevent the deal from falling through and help the buyer understand the process. Understanding how property transfers after the death of the owner may present new marketing ideas for realtors, and it will certainly come in useful for all realtors at some point in their careers!
