My CE Class, LLC School - Classroom Policy 1. This may be a 3, 4 or 6 hour continuing /post license education in-class credit course. You must be in attendance for the entire program to receive your credits. You will not receive credit for any course that you have taken within the previous calendar year. 2. The course event will begin promptly at its scheduled time. 3. Turn off all cell phones, pagers and laptops. Put aside all personal business. 4. No recruiting for employment is allowed per GREC Rule 520-2-02 (10). You must report any efforts of recruitment to Cathy McDaniel, classeswithCathy@gmail.com. 5. There will be a 15 minute break during a 3 hour CE. A 6 hour CE class will have two 15 minute breaks (AM and PM) plus a 1 hour lunch break. 6. At the end of the course you will be ask to complete a “Evaluation Form." This form will be collected upon exiting the course and will serve as your sign out sheet. 7. Your CE credits will be uploaded to The Georgia Real Estate Commission within 3 business days. 8. The school will not discriminate on the basis of race, color, sex, religion, national origin, familial, or handicap status in the establishment of fees, entrance qualifications or standards for successful completing of any course. Tardiness – when a student arrives late more than 10 minutes after the start of the class can stay for the course, however they will not receive any CE credits. Mortgage Qualifications and Rules 

Self-employed buyers can still qualify for the same loan programs as traditional borrowers. The key to a self-employed borrower successfully obtaining a mortgage is income verification. Lenders want to be sure your buyer can afford their mortgage. For the self-employed that requires some extra paperwork. These documents can include tax forms, bank statements, contracts and other records, which all help to prove your buyers ability to repay your mortgage. 

Foreign Internationals find it difficult to navigate the complex home buying process when living abroad especially when they want a mortgage to finance a home. International buyers should expect larger down payment, currency conversion rate, green cards, work visa, etc. One point to keep in mind is that the requirements for getting a home loan depend in large part on one’s residency status. Most borrowers tend to fall within one of the following groups: 

  • Permanent residents with a green card (Form I-551)
  • Non-permanent residents with a valid work visa (E1, E2, H1B, H2A, H2B, H3, L1 and G1-G4)
  • “Foreign nationals,” whose primary residence is not in the U.S.

Let’s take a look at how the loan process differs for the self-employed and foreign internationals, and how your buyers can improve their chances of getting approved. Down payment assistance programs are available and each program has its own qualifications.
