Event Details

Real Capital Analytics ranked Seattle 7th in terms of commercial real estate deals made in the first half of 2018—with an impressive 24% growth in transactions this year. More than 2,000 Phase I ESAs were conducted in the Seattle metro area in the first two quarters of 2018, fueled in part by the city’s position as one of the strongest technology hubs in the country, along with its appeal as a desirable place to live and work.

Join us for an exciting Due Diligence at Dusk at McCormick & Schmick’s in Bellevue to learn about the forces driving the Phase I ESA market, the latest industry benchmarks on price and turnaround time, the growing opportunity in building energy assessments, and more.

There is a $25 registration fee. After the event, EDR will donate all proceeds to a local school through DonorsChoose.org. Check out our giving page to see the projects we have funded, as well as projects that future donations will fund.

5:00-5:30 pm      Planning for 2019: The Latest on a Market in Transition
Dianne Crocker, Principal Analyst, EDR Insight

Amid strong market fundamentals, high interest in site reuse, rapid technological advancement and intense competition, the commercial real estate is performing well as the record-setting recovery marches on. It’s difficult to plan for the end of the party when you’re still having a good time, but the next downturn could be here as early as 18-24 months from now—and the time to start planning is now.

There is much to be grateful for: abundant capital to fund property deals, strong interest in adaptive reuse, new life in smaller metros, a strong economy and rising corporate profits. Yet the headwinds are growing: rising interest rates, moderating property sales, growing geopolitical tension and uncertainty about the market’s endurance. The dynamics of the deal are also changing as lenders and investors become more cautious. Get an inside look at the drivers fueling environmental due diligence, the latest near-term forecast and what you can expect to see in your market in 2019.
