Pricing a home is all about supply and demand. Its part art and part science and no two agents price a property the same way. In fact, most agents say that getting sellers to start with a realistic asking price is one of their biggest challenges.
Pricing a home isn’t a “set-and-forget” procedure. A lot of factors can come into play when selling or buying a home, and not all of them can be anticipated. In addition, no amount of marketing will force a buyer to buy an overpriced listing or a home in inferior condition compared to the competition.
