About the program
Rollins Hill is a Low Impact Development designed to integrate homes with the landscape and provide protection for water quality and habitat with over fifty acres of conservation land. Permeable pavements, raingardens, and rooftop infiltration are used to protect water quality and habitat, recharge groundwater, and reduce the need for stormwater ponds and drainage. The use of low impact development simplified the permitting process and made the project possible. The use of porous asphalt roadways enabled approximately five additional buildable lots or a 12% increase in units that would otherwise have been taken up by ponds for stormwater management. Porous asphalt was used for nearly all roadways within Rollins Hill. Porous pavements last longer, are cooler, quieter, and safer in the winter because there is no black ice requiring little or no salting, only plowing. Every lot includes raingardens and infiltration trenches for all impervious surface. Additional measures are used to protect vernal pools, Atlantic White Cedar swamp, and associated critical upland habitat such as heated driveways and walkways to reduce the need for snow and ice management. Twelve inches of rich loam is used for landscaping so plantings and lawns will thrive and reduce the need for fertilizer and pesticides. Professional landscapers will be available to homeowners to assist in the evaluation of soils, fertilizing and pest management needs. Chloride and deicing chemicals will be reduced from use on the roadways and largely eliminated from properties in the vicinity of vernal pools.
