It seems that if you want to get into real estate investing, you have to pay hundreds or even thousands of dollars, to learns it. Generally, the claim is "We need you to put up the money, so that we know you're committed." But if what they're doing is so good, then why are they selling the information, and not using it for themselves? Why are they not simply telling you "go to our web site or youtube, watch our videos, and learn?" Even if they claim to "hold your hand," the costs can outweigh the returns.

What you'll be learning is not a "Get Rich Quick" or MLM. You also will not be doing like something from HGTV. By working with us, you are either new to doing deals, or have followed several "gurus," but as of yet, still haven't done a deal. This means that where your are starting, is near the beginning.

Right now, you are not going to just decide you want to start investing, and quit your job. You will be starting "flex time." The amount of time you devote is based around your life. You will start off slow and small, and build your way up.

At no time will you be told you have to spend money. Example: you will be given a a PDF file, showing an overview of the pros and cons of the various types of businesses, and their advantages (like for taxes). However, you do not need to spend the money to create a business. You can do everything as yourself, aka, a "sole proprietorship." Also, we do not provide financial or legal advise. You must consult your own professionals, who know your situation.

We'll start you off with learning how to find properties. You are not going to focus on the MLS. Your focus is on FSBOs (for sale by owners), not REOs (Real Estate Owned, aka, bank owned/foreclosed). At least, you'll not focus on REOs to start. You will be calling these people, and asking a set of questions that we will provide you with, to find out about these homes, like why they're selling, repairs needed, and so forth. If you have difficulties in making phone calls, then this probably isn't for you; although you could go to a site like Fiverr or Upwork to hire someone, but that is your choice.

The pay. You get paid after the property has closed. We generally can close in under 30 days, sometimes as little as 7, if everything is straight forward. You will be doing a combination of property scouting, also called “bird dogging,” and wholesaling.

First, you learn how to find properties, and the locations you can find them at. While you can talk to your circles of people, and "drive for dollars," an example is that you should also check your county courthouse. We'll show you what terms to look for, either on-line, or by contacting the courthouse direct. We work nationwide, so we'll provide you with info to look for deals locally, and provide you leads to work, nationally.

We will also go over real estate investing terms. This includes how to find both the rough values of properties (not just the appraisal value of a house), and how much investors will offer. This is know as ARV, and MAO. All of this information are guidelines.

Third, once you have an understanding of the terms and how to apply the information, we come to how you can fund your deals. Remember that "Cash is King." You will learn how you can tell the owners that you are buying their home for cash. You'll put the house under contract, which will yield larger payouts. We have investors who buy nationwide, in most areas. After we've completed deals, you can continue to JV, for 50/50, or work on building your own list.

Our main focus, when we work with new people, is the property scouting and wholesaling. You can decide if you are wanting to fix & flip, landlord, or both, and we can provide a basic foundation for this. Some decide that scouting/wholesaling is their niche, and that's fine, too, and not have to worry about any of the long-term issues of owning the home. Others want to dive right in. Do that which works for you!

Before, you were securing short-term financing, for quick closings. Now, you're looking for the long-term financing. There are multiple options, and different ways to secure it.

All of this is done remotely. There will be an initial, informal interview, phone call. For the most part, we'll be communicating via email. Additional phone calls will be on an "as need" basis. You will be helped along the entire process, and will never have to be solo.
