Join GreenHomeNYC Saturday, October 13th as we tour Haus 96, the first multi-family Passive House in the United States.


Haus 96 used to be your typical four-story Brooklyn brownstone. Developer Brendan Aguayo of Aguayo and Huebner purchased the Prospect Heights property and teamed with architect Ken Levenson to renovate and redevelop the 80-year-old building into a forward-thinking model of green construction.


The four-story building has four units: a 3BR/2BA on the first floor and three 2BR/1.5BA units on the upper three floors. 


Haus 96 has been renovated to meet the Passive House EnerPHit standard by being very well insulated and air tight while providing continuous fresh air ventilation.   The result are homes that are more healthy, more comfortable and cost dramatically less to heat and air condition than any other homes on the market today.


Insulation materials are mostly dense pack cellulose, a material with very high recycled content and low embodied energy.  The windows are triple-glazed, and gas filled, with air-tight gasketing, that provide acoustic separation from street noise, maximum interior day lighting and passive solar heat gains while eliminating convective currents typically associated with leaky and poorly insulated windows.


Each apartment has its own dedicated ventilation system, with high-efficiency heat recovery, providing filtered fresh air to living spaces and exhausting air from bathrooms and kitchen spaces – maintaining high indoor air-quality by keeping pollutants such as soot, dust, pollen, CO2 and other typical toxins much lower than in typical buildings.


As an added bonus, there will be a screening of Charlie Hoaxie’s Passive Passion after the tour. The film’s running time is 20 minutes.


About the NYC Green Buildings Open House

The Green Buildings Open House is GreenhomeNYC’s semi-annual guided tour of green buildings all over New York City, taking place in the Spring and Fall of every year.

The event gives New Yorkers a chance to get inside Green buildings and hear about their inner workings from the owners, architects, and engineers who designed, built and operate them. Visitors will come away with new expectations of comfort, livability, energy and environmental benefits.

Since 2003, GreenHomeNYC has organized the NYC Green Buildings Open House as a part of Northeast Sustainable Energy Associaion’s (NESEA) Green Buildings Open House and the American Solar Energy Society’s (ASES) National Solar Tour.
