THE 428 AND THE WELL BUILDING STANDARD AND WHY WELL™?

The 428 is paving a path for today’s workforce into a future focused on the physical and mental health of individuals to drive productivity for businesses. The prestigious distinction was awarded through IWBI’s WELL Building Standard™ (WELL), which is the premier building standard to focus on enhancing people’s health and wellness through the buildings where we live, work and play. The 428 underwent an extensive and complete renovation of an existing three-story 1955 five-and-dime department store (Woolworth’s) that sat vacant for 23 years in downtown St. Paul, Minn. As the first building in the 5-state area (MN, WI, IA, ND, SD) to achieve WELL Certification and only the 17th in the U.S. to be granted a Gold level rating,

Created through seven years of rigorous research and development working with leading physicians, scientists, and industry professionals, the WELL Building Standard™ is a performance-based certification system that marries best practices in design and construction with evidence-based scientific research. The 428 earned the distinction based on seven categories of building performance – Air, Water, Light, Nourishment, Fitness, Comfort and Mind – and achieved a Gold level rating.

Project features that helped The 428 achieve its WELL Certified™ Gold rating include:

• Open Air, Rooftop Patios. A large patio available for all tenants and a private patio for the 5th floor tenant provide an opportunity to get up and move as well as a space for tenants to take a break from work to relax or have fun.

• Highly Filtered, Clean Water. For better drinking water, inorganic, organic, and agricultural water contaminants were tested for and if present, were removed as well as any water additives.

• Exceptional Quality Air. High quality air filtration system removing known hazardous air pollutants to deliver clean air for our occupants.

Almost 60% of our overall health is determined by our environment while less than 25% is determined by health behaviors. It has been found that employer medical costs decreased $3.27 for every dollar spent on wellness programs.
