Now & Later: Plaza Condition Assessment & Remediation

Every plaza is unique, except for the fact that no plaza waterproofing system lasts forever. Reconstructing a plaza assembly is often expensive because it includes removing and replacing overburden elements such as paving, plants, soils, and other landscaping features. These projects are disruptive, as they involve construction in routinely trafficked common spaces such as entrance walkways, courtyards, ramps, and loading docks. The wide-ranging conditions that impact decision making on such a project – combined with owners’ and property managers’ varying tolerances for service life and performance expectations – make each plaza remediation unique. Nonetheless, enduring chronic leakage and delaying assessment and remediation of an underperforming plaza may lead to deterioration of the structure, which only serves to exacerbate repair extents, costs, and disruption. The condition of existing plaza waterproofing must be evaluated to determine whether repair or replacement is appropriate and to collect the information needed to design effective and durable repairs or replacement.

After attending this seminar, participants will be able to:

  • Understand the factors that drive the need for a plaza condition assessment and remediation project
  • Recognize the implications deferred maintenance may have on an underperforming plaza assembly and the underlying building structure
  • Identify effective tools and techniques to assess and remediate plaza assemblies and building structure deterioration
  • Discuss case studies of plaza waterproofing assessment and remediation of varying scales and complexities


Participants will earn 1.0 AIA CES Learning Unit (LU/HSW) for their attendance. Attendance is free and open to all; please invite colleagues. We will serve refreshments and hors d'oeuvres. Space is limited to the first 60 guests to register.
