DevelopSpringfield, M&S Development, and Stevens & Associates are excited to co-sponsor an evening of learning and networking with CNU New England. In addition to the presentation, this event will offer a ‘bonus’ workshop. Please note that everyone is welcomed to attend one or both segments of the evening.

What to Expect

What does it take to convince a grant funder to give your project a funding award? Why would a lender give your project a term sheet for a loan? Why would an investor provide equity to help get your project off the ground? While the answers to these questions would likely to be varied and quite detailed, dependent on the means and motivation of the targeted financier, you would bet that in each case the decision to fund your project would rely on the quality of your project proforma.

A proforma is a predictive tool that enables developers to calculate the financial return on a proposed real estate development. It is the basic utility in the go/no-go analysis that a developer uses each time he/she considers whether to move forward with a project. Our workshop will walk you through a proforma for an actual downtown mixed-use project. You get an introduction to:

  • How to build a reliable sources and uses budget

  • Factoring NMTCs, HTCs, and LIHTCs into a project

  • The key predictive indicators of a cash flow projection

  • Projecting return on investment

Presented by

Bob Crego is a project manager and team leader for M&S Development. During his 25 year career in the community development field, Bob has obtained over $30 million in federal, state and private foundation grant funding and tax credit equity investment to help create over 700 units of multi-family and senior housing.

TRANSFORMING DOWNTOWNS Combining urban design with economic strategies to rebuild downtowns

This is an interactive session to explore design strategies for placemaking and mixed use design in a way that can be supported by the growing market demand for housing and leveraging creative financing strategies including tax credits, tenant supportive financing, USDA facility loans and community supported projects. Examples of securing anchor commercial tenants will be discussed and why those are essential for project viability.
