This presentation is designed for individuals interested in creating rental portfolios to support their particular investment objectives. We'll cover the following:
1. The current real estate market for income properties. In addition to vacancy rates we will discuss the current real estate market for condos, apartment buildings, and single family rentals.
2. Analyzing rates of return. We will discuss how to determine cap rates and rates of return for different types of investment properties so that you can determine how many properties, and what property types, you need in your portfolio to support investment objectives.
3. Finding and evaluation properties. We will show you tools to find properties and how to analyze and compare property pricing so that you can make intelligent offers.
Greg Parham, Esq. Greg is a Colorado Realtor and attorney. He is also a principal with Investors Choice Funding, LLC, a private money lending company. Greg has assisted hundreds of investors with the structure, acquisition, financing and selling of investment properties.
Kim Evans. Kim is a real estate broker who works primarily with real estate investors. For more than 13 years Kim has worked in all levels and areas of real estate including residential, moderate and high end properties, listing and buying, and investment. Her clients buy and sell fix and flips, wholesale properties, and rentals, including single family an multi-unit properties.

Gregory C. Parham
Background: Greg Parham is a co-founder and Manager of First Alliance Title, LLC, a title insurance and escrow company serving the entire Colorado Front Range. Since 1994 Greg has practiced law in private practice as well as General Counsel for a multi-state mortgage banking firm. First Alliance Title is the second of two successful title ventures founded by Greg. In 2002 he founded Vista Title, and operated that company until selling it in 2009. In addition to the title and legal work, Greg is a licensed real estate broker.
Lectures/Presentations:Greg is a frequent lecturer on matters pertaining to residential and commercial real estate, including foreclosure laws, real estate contracting, seller finance, short sale transactions, landlord tenant matters, and the structuring of complex real estate transactions.
