Co-working offices are transforming the New York City office market and pose unique opportunities and risks for building owners and co-working providers. 

 

While the “space-as-a-service” office sector is in high demand, determining where, when and how to set up shop is laced with legal implications that will dictate the success, profitability and viability of these deals. Many elements of the traditional landlord-tenant relationship are up for grabs.  Issues include how rental obligations are structured, limitations on use, flexibility around redesigning and refurbishing the space from time to time to respond to ever-changing market demands, and how construction can be effectively contracted for and administered.

Michael Vardaro is a construction attorney who has worked on co-working space construction contracts and disputes. Combining over 20 years of legal work in the construction industry with an engineering degree and experience as a carpenter on commercial buildouts, Michael takes a practical perspective in assisting clients get projects completed on time and within budget.  His focus in the co-working industry includes negotiating contracts, effectively administering projects and resolving disputes when they arise.

Ellen Sinreich, a real estate attorney based in New York City, has negotiated and closed over $15B of real estate transactions across the country, including thousands of office, retail and industrial leases for both landlords and tenants. Clients include institutional and entrepreneurial real estate owners, governmental agencies, charitable organizations and Fortune 500 companies.  Ellen is a graduate of Columbia Law School and practiced law at Paul, Weiss, Rifkind, Wharton & Garrison in New York City before founding The Sinreich Group.  Ellen was honored in 2014 as a Pioneering Woman in Real Estate.



Richard M. Warshauer, Senior Managing Director

Colliers International, NYC Tri-State HQ

Mr. Warshauer, who has been associated with Colliers and its predecessor NYC firm,is a 34+-year veteran of the local market.  He specializes in tenant and landlord representation of office space in all five boroughs of New York City, as well as the sale and leasing of industrial properties.  In addition, he actively represents many Not-for-Profit organizations, as well as buyers and sellers of large land parcels. A New York City historian, Mr. Warshauer has led historic walking tours of Lower Manhattan and Brooklyn for more than 31 years.

Bill Dowzer is a Partner of Australian architectural practice BVN and is currently leading the establishment of its NYC design studio. He is passionate about creating empowering work environments that celebrate the user experience. Bill has led many award winning projects across a broad spectrum of sectors from Urban Design, Health and Wellbeing, Education to Workplace and commercial office Buildings. In his almost 4 years in NYC he has been immersed in the emerging co working and flexible leasing sector. This has evolved a product development focus in creating a kits of parts designed for manufacture approach to  scalable solutions for operators and landlords. He has led the design development of Space and Co, a co working brand for Australian REIT GPT, Altspace an on demand offering for Liquidspace and is currently working with Convene to create a new and innovative product models.
