We are excited to announce Delegate Braveboy's 6th Annual Prince George’s County Community Association Conference (PGCCAC), Saturday, October 5, 2013, from 8:00 a.m. to 2:00 p.m. at the Prince George’s Community College, Largo Student Center, 301 Largo Rd., Largo, MD 20774.
This conference responds to major issues most often expressed by homeowners; access to expert services, reliable community vendors and up-to-date information on the state of the County’s housing market.

Homeowner Association Roles & Responsibilities
This opening session workshop will present how each “key moments in time” affects the other with regard to the overall success of a community. The presenters will discuss the role of the Board of Directors, the relationship between the Board and developer, the role of an association manager, attorney, accountant and insurance provider.

Homeowners and the Community Management Company
The Maryland Attorney General’s Office will outline homeowner rights, legal responsibilities of the management company and association loss, prevention and recovery of funds.
Selecting Service Providers
Community Associations don’t maintain themselves; one of the most overlooked and essential responsibilities of association Boards of Directors is the selection process of service providers. At a time of increasing change within the general economy; education in this specific area is imperative to ensure the long term financial health of every community project. This fun, exciting, and comprehensive training provides both board members and managers with a fundamental understanding of how to select the best service providers, regardless of industry and budget - to suit their community’s specific needs!
Civic Association Roles & Responsibilities
Learn the ropes. Proven Civic Association leaders share processes related to organizing residents and building a sense of community; effective communication; building relationships with law enforcement and county leadership; monitoring regional crime and coalition building among multiple civic associations.

New Community Association Regulations
Towing, Pit Bulls, FHA Certification…homeowner association and condo laws and regulations are ever-changing and it is imperative that association leaders and homeowners stay abreast as these changes are enacted. This workshop will shed light on new common ownerships statutes, cases and regulations.
Understanding Governing Documents
Although community associations are governed by Boards of Directors comprised of volunteer homeowners, they are nevertheless a hybrid of a small business and a mini-government insofar as the volunteer Board of Directors will be called upon to balance priorities, conserve resources, protect capital assets, enforce restrictive covenants, collect assessments and preserve the very quality of life that the owners found most attractive when they chose to make the association their home.
This seminar will discuss the components of an association’s governing documents, their priority among one another, how local, state and federal law affects the community’s operations and the manner and extent to which it can control the conduct of its members, whether new or revised provisions should appear in the declaration, the bylaws or in rules and regulations, whether those documents can be amended and under what circumstances and to what extent amendments are a good idea.
Civic Association Legal Structures
A neighborhood civic association can exist for several reasons; to monitor and report community crime, to keep the neighborhood clean or to ensure buildings meet specific standards. As the founding purposes may vary, so may civic association legal structures. This workshop will present the various options of civic association legal structures.
