Why do I need the GRI designation?

It doesn’t matter if you’ve been in the business a while or are just starting out. If you’re hungry for more success, it’s time to raise your real estate career to a higher level by earning the most comprehensive real estate designation: Graduate, REALTOR® Institute (GRI).

Just ask current GRI designees. In a recent survey, they indicated these top three reasons for earning the GRI:

How is the GRI different?

Unlike most NAR designations, the GRI is managed independently by each state association of REALTORS®, with slightly different course requirements. This provides an optimal blend of state-specific content along with national perspectives. Also, GRI designees do not pay any annual dues to maintain their designation.

What am I getting for the price?

You receive all four (4) GRI components at a discounted fee. Each course is a 2-day class. Day 1 starts at 8:30 a.m. and ends at 5:00 p.m. Day 2 starts at 8:30 a.m. and ends at 1:00 p.m. Following each course, there will be an exam.

What topics are covered in each GRI course?

GRI 101 - Taxation & Investment Property; Tax & Self-Employed

This course includes some of the most relevant issues that REALTORS® need to be aware of, including the following: 1. The latest information regarding the tax deductibility of Real Estate Taxes on a principal residence as well as the changes in the home mortgage and home equity indebtedness interest deductibility rules as a result of recent tax reform (2017). 2. The latest information regarding the tax changes to the IRC 1031 Exchange 3. The latest information how the tax changes impact deductions for real estate investment properties.

These issues are important for REALTORS® to know because they impact their clients and customers as well as themselves. In addition, GRI 101 includes strategies regarding the buying, holding, and selling of investment real estate, as well as covering many of the most significant tax deductions that self employed individuals are allowed to deduct, including the new 20% Qualified Business Income Deduction that most elf employed individuals can deduct starting in 2018.

GRI 102 – Professional Standards – Ethics; Risk Reduction Participants will cover ethical business practice and proactive risk management that are the foundation of every successful real estate career. This two-day course includes lively sessions on the National Association of Realtors® Code of Ethics and its enforcement, along with practical training in identifying, managing and avoiding the inherent risks in the real estate business.

The Fork in the Road examines your ethical obligations in every day real estate situations, the practical application of the Code, the mediation and arbitration of disputes between agents and consumers, and the process for enforcing professional standards amongst Realtors®.

Real Estate is Risky Business teaches students how to anticipate and avoid the most common risk factors in real estate transactions—inadequate disclosure, negligence and misrepresentation--using specific techniques to proactively manage their risk and protect their clients’ interests.

GRI 201 - Business Planning & Technology; Sales & Marketing This course invloves identifying the components of a business plan and create the foundation to building your own focusing on how YOU want to operate your business. We review the latest and greatest technology and media tools you can utilize in your business to communicate with the consumer as well as becoming more effective and efficient. The second segment of the course, Sales & Marketing, covers ways of formulating new sources of business by understanding your business as well as consumer needs and cultural differences. We review areas of specialization, expertise and resources focusing on becoming more effective in dealing with buyers and sellers. This class helps you develop a marketing strategy for potential sources of business targeting specific consumer wants and needs. You will develop effective counseling techniques to help the consumer identify and meet their needs. By the end of the course, you will be able to create a system to enhance your ability to receive repeat and referral business.

GRI 202 - Contract in Real Estate Transactions; Negotiations This course provides a comprehensive overview of basic contract law and how it impacts the real estate licensee. The topics of unauthorized practice of law, types and validity of contracts, and an overview of the elements of a contract are covered in depth. Other areas addressed include the parole evidence rule, legally competent parties, unilateral and bilateral contracts, mutual agreement, assignment/novation, contract breach and misrepresentation. Real estate contract preparation is also included.

Does GRI 102 - Professional Standards - Ethics satisfy the NAR Code of Ethics Training?

YES! This course satisfies the January 1, 2017 through December 31, 2018, cycle for successive two (2) year periods. REALTORS® are required to complete biennial ethics training of not less than two (2) hours and thirty (30) minutes of instructional time. This course meets the required and suggested learning objectives by NAR.

What can I bring into the classroom?

Feel free to bring snacks and drinks. There will be complimentary coffee and snacks as well. Lunch will not be provided. There will be a 1-hour lunch break for those who wish to go off-site. Feel free to bring your own lunch. Refrigeration is limited. Microwave is available.

What is prohibited during the class?

The use of any electronic devices is not permitted during class time, unless required as part of the course. This includes texting, checking messages, note taking, incoming and outgoing class, or any activities not related to the instruction of the course content.

What is the attendance policy?

According to IREC policy, "Regular attendance means 100% attendance at all sessions of a live prelicense or continuing education (CE) course." A student who misses any portion (even a few minutes) of a course may not receive credit. The Commission obligates instructors and course providers to monitor student attendance and strictly enforce this attendance policy.

Can I bring my child?

No. Please arrange for childcare ahead of each class. No exceptions. You will be turned away.
