Commercial Leasing – November 22, 2010


Program Overview:
Mr. Fox and Ms. Ramamurthy will discuss the “basics” of
commercial leasing, and review the key elements of a lease, including base rent, percentage rent,
operating expense and real estate tax pass-throughs, assignment and subletting, insurance,
indemnities, default and remedies, maintenance and repair obligations and holdover provisions.
As part of the program, a “Form Lease,” which the presenters helped prepare for WALA, will be
distributed and used as a guide.

 

    Jeremy B. Fox is a partner in the Business Department of Arent Fox LLP, specializing in commercial real estate and general business law.  His practice involves the representation of individuals, business organizations and associations in a wide variety of transactions, including office building, shopping center and ground leasing, acquisitions and sales, financing, construction matters and related corporate and partnership matters.  Mr. Fox is a co-chair of the Firm’s leasing practice and he has written a number of articles in trade publications and frequently speaks to industry groups on a variety of real estate law issues.  Mr. Fox received his B.B.A. degree in accounting, cum laude, from the University of Massachusetts and his J.D. degree, with high honors, from The George Washington University National Law Center where he was elected to the Order of the Coif and was a member of the Law Review.  Mr. Fox is a member of the District of Columbia Bar, the Maryland State Bar Association and the Massachusetts Bar Association.

    Priya Ramamurthy is an associate in the Business Department of Arent Fox LLP, specializing in commercial real estate law.  Ms. Ramamurthy’s commercial real estate experience includes representation of national and regional developers, real estate investors and assisted living facilities in connection with various aspects of commercial real estate transactions, including sales, acquisitions, financings, construction matters, and retail and office leasing representation for both landlords and tenants.  Ms. Ramamurthy received a B.S. in civil and environmental engineering from Cornell University and her J.D. degree, cum laude, from Georgetown University – Georgetown Law Center.  Ms. Ramamurthy is a member of the District of Columbia Bar and the New York State Bar.
