Building a Loan Modification Business (LMS)
Description: This fast-paced training is designed for business professionals with real estate, lending or legal background who have decided to open a for-profit business providing loan modification services to the general public.
**This is only a wise investment if you are already familiar with how loan modifications work. Likewise, it is foolish to start any new business without getting the very best advice you can on practical issues such as the ones which will be discussed during this business development workshop.

This is a fast-paced, comprehensive look at the many details which need to be considered if you have concretely decided, OR you are contemplating opening, a business which specializes in providing loan modification services. You will not be taught how to create a database of consumers who have already received foreclosure notices from public records and do direct mailing to them to get business. You will, instead, be taught how to set up a professional office where you meet with clients who have been referred to you from sources such as local counseling agencies, your local foreclosure hotline, reputable non-profit organizations and others in the community who are looking for competent, professional loan modification service providers to meet the growing need as the housing crisis deepens. While there is a significant move across the country to provide training to housing counselors within non-profits who help low to moderate income borrowers, there is no corresponding training to meet that same need for middle to upper income borrowers who are simultaneously struggling.
Pre-requisites:
None—However, it is recommended that you should strongly consider taking the (LMS) Loan Modification Specialist certification program.

You’re considering (or have decided you want to) opening a business or partnering with someone to offer loan modification services to the public as a for-profit business. (If you are looking for a job with a servicer as a loan modification provider or work for a non-profit organization, this is NOT the right training for you).
If you are the owner or partner of an existing loan modification business or you will be in the foreseeable future, then you need to sign up today. You and your partner should attend (a discount is available for partners).

Session I
Setting up Shop
This session will cover all the basics needed to set up a shop which addresses the needs of your clients as well as maximizing your presence in your local market as a professional who is providing a much needed service in today’s ever-changing market. Learn how to distinguish yourself from the fly-by-night, less-than-reputable providers who offer but do not deliver and make a bad name for anyone associated with loan modifications. The mark of a professional should be your goal. We’ll teach you how to accomplish that and provide many practical guidelines to make your new venture a successful one. We’ll cover everything from your name, physical location, on-line presence to 25 other things you need to consider as you take the next, very important steps to a new career.

Session II
Covering Liabilities
Getting you up to speed on Federal privacy laws as well as the requirements in your state which are applicable to foreclosure consultants will be the focus of this session. Details include the practical issue of what kind of disclosures are required and you’ll leave the session with sample forms to help you with creating a set of documents which cover everything from fees to fair housing. It is foolish to provide a service to the public without taking precautionary measures to avoid lawsuits. We’ve got you covered.

Session III
Building a Network
Utilizing successful strategies to build a network of referrals is the most effective way to eliminate even the temptation to resort to trolling for leads from the clerk’s office for individuals who have had the foreclosure process started like a common ambulance chaser. Your efforts to intervene are significantly hampered when you start that late in the game and there are more professional ways to seek clients who are in need of your services. Building relationships in the right circles will yield more than enough clients and allow you the luxury of ‘time’ if potential clients find you early enough in the process so that you have the best chance for success.

Resources for Success
Surely you are wise enough to know that a 1 day workshop is not enough to provide all the information you need to build a successful business of any kind.
This is further complicated by the fact that you have chosen to develop a business which is a niche market in a rapidly expanding field. It is, therefore, paramount that you continue to expand your knowledge base, seek to interact with other professional providers of loan modifications, keep abreast of changes in the bankruptcy or other laws which impact you and your clients. You’ll leave this session with a substantial list of resources which will help you keep abreast of the things which you need to know in order to remain effective.
