  • Complete (5) five full Mortgage Securitization Audits under the direct supervision of the Senior Auditor, including Chain of Title Reports, Robosigning analysis, Special Purpose vehicles analysis, and the Bloomberg Screenshots
  • Understand the complexities of form and substance related to Expert Witness Testimony and how to use your portfolio of Education and Experience to Educate Judges and Opposing Counsel on Securitization Issues, Chain of Title, and Robosigning
  • Receive a Certificate of Completion recognizing that you sufficiently meet the CFLA requirements necessary to be accredited as a "Mortgage Securitization Auditor"


  • Must possess a Bachelors Degree or equivalent, including 5+ years of mortgage, real estate, underwriting, legal and/or securities experience
  • Must promptly attend and be present for a minimum of 24 hours of training.
  • Must satisfactorily pass a criminal background check/ Sex Offender Check [looking mostly for fraud, embezzlement]
  • Must satisfactorily pass the final examination at the end of the course.  Trainees will know right on the spot!

Securitization Training Outline

  • First, a revision of all pre-class reading material list, including handouts for each session, brochures, training survey forms, and securitized analysis report templates that will be worked on in each session.
  • Docedge.com will be purchased by CFLA for usage in the class.
  • CFLA will provide an electronic securitized analysis report template for each student.
  • Overhead projector and PowerPoint type presentation slide show sequence demonstrating the segments of the report with flow charts and samples of how to perform each portion.
  • Important to "define" the purpose of the investigation of the mortgage background to determine whether securitization has been followed by the terms of the PSA/prospectus.
  • Divide sessions into SIX (6) segments for the first two days which model the six sections of the SAR.
  • Work in small groups to perform 5 practice audits (SAR) during the courses first 2 days
  • At the end of the each day, the student will take home a securitized analysis report assignment to prepare using a CFLA template.
  • On the third day instructors will provide video education to all students while separately meeting with each student to review the securitized analysis report prepared by the student and answer individual questions.

  • On the last half of the third day the student will prepare a securitized analysis report in class as a practical examination to be certified by CFLA.

  • Objectives for Course: Introductory course to mortgage securitization and the securitization audit process.  Course provides industry recognized certification as a Mortgage Securitization Auditor.  Student will be able to perform audits where the name of the loan trust is known or obtainable from title records.

Lead MSA Instructor / Mortgage Securitization Auditor / Expert Witness
Michael Carrigan is the Vice President of Auditing for Certified Forensic Loan Auditors, LLC. He conducts live training Mortgage Securitization Auditor certification classes generally each month at locations in New York, California, Florida, Washington D.C and Nevada . He also teaches periodic webinars. Mr. Carrigan has personally prepared audits and reviews on approximately 1,000 mortgage loans that include full scale audits, securitization memorandums, screen shots and lookups for other auditors and/or clients, commercial property audits, credit default swap analyses, private label reports and robo-signer reviews. Mr. Carrigan has appeared in court as an expert witness in Georgia, Florida, Illinois, California, and New York. Mr. Carrigan works supervisory capacity in managing, training and reviewing the work of other auditors.

Michael Carrigan is a seasoned corporate finance executive who has chosen to promote the cause of securitization defense through audit work and direct litigation of residential real estate holdings.  He is a Certified mortgage Securitization Auditor (2011) and Ambassador Mortgage Securitization Auditor (2012) and carries such other professional designations as a Chartered Financial Analyst.  He received his Master’s in Business Administration from the UCLA Anderson School of Management.

Chad Elrod is a Certified Mortgage Securitization Auditor (2012) and Ambassador Mortgage Securitization Auditor (2012) is admitted to the State Bar of Texas (2006).  He is also a CLE Provider on topics such as Mortgage Securitization, Quiet Title, and Contract Litigation, in each of the following Jurisdictions, TX, FL, NY, and HI.

MSA Class instructor / MCLE Provider
Admitted to the State Bar of California in 1990; He is a trial lawyer, litigator, and a former supervising prosecutor with significant experience in both civil and criminal courtrooms. His work has included defending complex criminal matters, prosecuting substantial business and contract disputes, as well as litigating real estate, banking, and securitization cases. He is currently working with Avid Law Center, a real estate, bankruptcy, and mortgage litigation firm in Orange County. He oversees the firm’s foreclosure defense and mortgage securitization litigation practice areas working in the defense of homeowners seeking resolution and debt relief from their mortgage issues. He recently retired from service in the U.S. Army and reserve forces after 25 years with the rank of Lieutenant Colonel. He holds a California Real Estate Broker’s license, MNLS Mortgage Loan Originator endorsement, and is certified as a Mortgage Securitization Auditor by CFLA (2011).

Managing Member / Chairman
Mr. Lehman is CFLA's Managing Member and he governs the quality control and implementation of policy standards for CFLA at the executive level and his background is in Corporate Governance and Entrepreneurship.  Mr. Lehman's creative inspiration was the foundation for what is currently CFLA which has grown to more than $25MM in Market Capitalization. Mr. Lehman has governed the training of thousands of Lawyers and Executive Level Professionals through the CFLA Training Academy in Houston, Texas.
