Event Details

Shorenstein Properties LLC and Brereton Architects are pleased to host an informative tour of the 188 Spear Street LEED Core and Shell redevelopment project in San Francisco.

Join the tour to learn how Shorenstein and Brereton approached this unique vertical expansion project, which is now home to two leading technology companies. The tour will be followed by a reception with complementary refreshments.

About 188 Spear Street: Originally constructed in 1972 by architect Jorge DeQuesada at the intersection of Howard and Spear Streets, this property underwent a major redevelopment beginning in 2011. The redevelopment includes a four-story steel-frame vertical expansion to the original eight-story structure, bringing the commercial property to a total of 216,107 square feet and adding spectacular views of the San Francisco Bay, Ferry Building, and Bay Bridge. With construction nearly complete, the project is pending LEED Gold CS certification and is already 90% leased to high-tech tenants.


Michael Castro, AIA, LEED AP, Brereton Architects
With a professional degree in architecture from Syracuse University and Master's Degree in Urban Design from UC Berkeley, Michael brings a comprehensive approach to building design and detailing. His professionalism, knowledge of building & planning codes, and design talent earn him the respect of clients and colleagues. Licensed in thirteen states, his breadth of experience includes core & shell, residential and interior architecture. Michael recently designed and executed the only approved vertical addition for a class A high-rise in San Francisco. Notable clients include Shorenstein, Beacon Capitol and the University of California.

Michael believes "Design is the heart of Architecture," and enjoys traveling to countries that are home to buildings, architects, and designers that inspire him. Michael shares his love for travel with his young family.

Stan Roualdes, Executive Vice President for Property Management and Construction, Shorenstein Properties LLC
Mr. Roualdes joined Shorenstein in 1988. He is responsible for overseeing the management and operation of the company’s national real estate portfolio, and leads the physical and financial due diligence process for all acquisitions, financings and dispositions. His responsibilities include establishing management and operating policies, practices and standards, managing company resources to complete capital transactions, and ensuring tenant satisfaction and asset performance.

Mr. Roualdes is a member of the Institute for Real Estate Management, and an advisory committee member of The Real Estate Roundtable’s Homeland Security Task Force. In 2005, Governor Arnold Schwarzenegger appointed Mr. Roualdes to serve on the Real Estate Industry Leadership Council as a member of the Green Building Initiative Team. Mr. Roualdes is past chairman of the national advisory council for the Building Owners and Managers Association.
