DESIGNING/SELLING THE $1,000/SF CONDO: A CITYCENTERDC CASE STUDY TOUR

Encompassing 10-acres in the heart of the District, CityCenterDC is currently the largest urban development project underway in the United States—2.5M SF of vertical mixed-use including office, apartments, hotel, restaurant, retail public spaces, and condominiums.

Hines selected the Mayhood Company to oversee the sales and marketing of the condominium units with a mandate that they be luxury, high-rise, and high-end. Albeit the recent return of the condo market, this assignment came at the height of the Great Recession when buyer demand for condos was nonexistent. This case study will illustrate how this down market was overcome by appropriate unit/amenity design, marketing strategy and on-site sale tactics. The success of the Hines-Mayhood collaboration is apparent in the prices realized: $1,000 per square foot.

The presentation will begin at the Hines Sales Gallery (901 New York Ave NW, 3rd Floor) with a "problem-solution" case review followed by a tour of a furnished condo model and "walk-around" of the CityCenterDC construction site. The discussion will continue with informal networking at Cuba LiBRE (corner of 9th and H Streets NW) and libations compliments of the sponsor.
The presentation will begin at 4 p.m. at the Hines Sales Gallery (901 New York Ave NW, 3rd Floor) near CityCenterDC. The site is located within 3 blocks of two metro stations—Gallery Place and Metro Center.
